Transportation Study - Cty Rd 39 and Route 27 impact on Water Mill 
The corridor study of Cty rd 39 was completed but due to high cost ($70 million) for expansion of Cty Rd 39, there will be NO new lane construction for the length of 39 as there are no Federal funds to pay for a major overhaul. Suffolk County will only provide funds for selected intersection and drainage improvements and road widening only at chosen sections. $2.2 million has been designated in 2007 for the first changes. At this time, there are no plans to expand Route 27 entrance to Water Mill. |

Road Safety on Water Mill back roads 
In the fall of 2004,CAC representatives met with Town Board members with safety issues on back roads. Town did install 4-way STOP signs at the intersection of the four Seven Pond Roads. Two other recommended changes are: A STOP sign installed at the intersection of Head of Pond Road and Water Mill Towd Road replacing the current YIELD sign. To date these have not been implemented.

New Hamlet Office zoning in Hamlet Center
Area east of Hamlet center has been re-zoned from Office District (OD) to Hamlet Office/Residential (HO) allowing apartments over offices and some retail uses. This will preserve current businesses and prevent potential enterprises that are not compatible with hamlet center. Legislation was passed winter of 2006. |

Proposed major development at
Flying Point Rd and Rte 27
(at gateway to Water Mill behind Fortunoff & Diner)
Preliminary plan calls for retail stores with apartments above. Town Board and community prefer housing, as retail would add to already congested intersection. Town Supervisor has asked for revised plans.

Code Violations - Chronic Problem
CAC constantly reports code violations to Town brought to our attention by residents relating to illegal business uses, signs and other infractions. We encourage residents to report code violations and lack of code enforcement to info@ourwatermill.org
